Competency

In this project, you will demonstrate your mastery of the following competency:

  • Apply statistical techniques to address research problems
  • Perform hypothesis testing to address an authentic problem

Overview

In this project, you will apply inference methods for means to test your hypotheses about the housing sales market for a region of the United States. You will use appropriate sampling and statistical methods.

Scenario

You have been hired by your regional real estate company to determine if your region’s housing prices and housing square footage are significantly different from those of the national market. The regional sales director has three questions that they want to see addressed in the report:

  1. Are housing prices in your regional market higher than the national market average?
  2. Is the square footage for homes in your region different than the average square footage for homes in the national market?
  3. For your region, what is the range of values for the 95% confidence interval of square footage for homes in your market?

You are given a real estate data set that has houses listed for every county in the United States. In addition, you have been given national statistics and graphs that show the national averages for housing prices and square footage. Your job is to analyze the data, complete the statistical analyses, and provide a report to the regional sales director. You will do so by completing the Project Two Template located in the What to Submit area below.

Directions

Introduction

  1. Purpose: What was the purpose of your analysis, and what is your approach?
    1. Define a random sample and two hypotheses (means) to analyze.
  2. Sample: Define your sample. Take a random sample of 100 observations for your region.
    1. Describe what is included in your sample (i.e., states, region, years or months).
  3. Questions and type of test: For your selected sample, define two hypothesis questions and the appropriate type of test hypothesis for each. Address the following for each hypothesis:
    1. Describe the population parameter for the variable you are analyzing.
    2. Describe your hypothesis in your own words.
    3. Describe the inference test you will use.
      1. Identify the test statistic.
  4. Level of confidence: Discuss how you will use estimation and conference intervals to help you solve the problem.

1-Tail Test

  1. Hypothesis: Define your hypothesis.
    1. Define the population parameter.
    2. Write null (Ho) and alternative (Ha) hypotheses.
    3. Specify your significance level.
  2. Data analysis: Analyze the data and confirm assumptions have not been violated to complete this hypothesis test.
    1. Summarize your sample data using appropriate graphical displays and summary statistics.
      1. Provide at least one histogram of your sample data.
      2. In a table, provide summary statistics including sample size, mean, median, and standard deviation.
      3. Summarize your sample data, describing the center, spread, and shape in comparison to the national information.
    2. Check the conditions.
      1. Determine if the normal condition has been met.
      2. Determine if there are any other conditions that you should check and whether they have been met.
  3. Hypothesis test calculations: Complete hypothesis test calculations, providing the appropriate statistics and graphs.
    1. Calculate the hypothesis statistics.
      1. Determine the appropriate test statistic (t).
      2. Calculate the probability (p value).
  4. Interpretation: Interpret your hypothesis test results using the p value method to reject or not reject the null hypothesis.
    1. Relate the p value and significance level.
    2. Make the correct decision (reject or fail to reject).
    3. Provide a conclusion in the context of your hypothesis.

2-Tail Test

  1. Hypotheses: Define your hypothesis.
    1. Define the population parameter.
    2. Write null and alternative hypotheses.
    3. State your significance level.
    2. Check the assumptions.
      1. Determine if the normal condition has been met.
      2. Determine if there are any other conditions that should be checked on and whether they have been met.
  3. Hypothesis test calculations: Complete hypothesis test calculations, providing the appropriate statistics and graphs.
    1. Calculate the hypothesis statistics.
      1. Determine the appropriate test statistic (t).
      2. Determine the probability (p value).
  4. Interpretation: Interpret your hypothesis test results using the p value method to reject or not reject the null hypothesis.
    1. Relate the p value and significance level.
    2. Make the correct decision (reject or fail to reject).
    3. Provide a conclusion in the context of your hypothesis.
  5. Comparison of the test results: See Question 3 from the Scenario section.
    1. Calculate a 95% confidence interval. Show or describe your method of calculation.
    2. Interpret a 95% confidence interval.

Final Conclusions

  1. Summarize your findings: Refer back to the Introduction section above and summarize your findings of the sample you selected.
  2. Discuss: Discuss whether you were surprised by the findings. Why or why not?

MAT 240 Random Sampling in Excel Tutorial This tutorial will guide you though the steps necessary to collect a random sample of a data set to put on a new sheet.

1. Open your data set in Excel. Be sure the Analysis toolpak is enabled. Steps for how to do this are available on the Microsoft support site.

2. To find a random sample, you first need to insert the =rand() function an empty column next to your data. In the example being shown, it is column G. To do this, select the target cell and type in =rand() then press enter.

3. Double click the Fill handle (little square icon) at the bottom right side of the highlighted cell to copy the formula through to the bottom of the data set. This will copy this formula to each row

of data.

4. Sort your new column to rearrange the data into a random order. To do this, select the data within your column, then click the Sort & Filter button from the Home ribbon and choose Sort

Smallest to Largest.

5. A dialog box will open asking if you what you want to do. Select to Expand the selection and click Sort.

6. Capture your sample size by selecting the amount of rows you are sampling. A sample of 50

would mean you should select the first 50 rows of data.

a. By selecting only the first cell of data in the first column and dragging down, Excel will count the number of rows for you.

b. Once you have the correct number of rows, then drag to the right to highlight all the

data in the appropriate number of rows.

7. Cut and paste this selected data set onto a new sheet and you will have your random sample separated from the main data set.

8. In the Descriptive statistics window, select input range field, then select all your numerical data

9. Then check the Summary Statistics box and click ok

10. You now should see a new sheet with just your descriptive statistics listed in a chart. Change the

titles of the columns to their respective names from your data: median listing price, median dollars per square foot, median square feet. And remove any extraneous information that is not needed for this project.

MAT 240 Scatterplots in Excel Tutorial This tutorial will guide you though the steps necessary to create scatterplots using your data. It will also walk you through inserting a linear trend line and inserting the regression equation and the R-squared value on the chart.

1. Open your data set in Excel. 2. Select all the data for the two variables you are targeting. (example: median listing price & Median

square feet) a. Tip: holding down the CTRL button while selecting your data will allow you to select two

columns of data that are not next to each other 3. On the Insert tab select Recommended Charts button

4. This will bring up the insert chart dialog box prompting you to select from the list of auto-generated

charts. If Scatter is not one of the options, click the “All charts” tab and select X Y (Scatter) and select

the chart on the right side. Then click “ok”

5. With the new chart selected, in the Chart Design tab, select the Add chart Element button to open

the menu and hover over “trendline” and select “More trendline options”

6. In the Format Trendline sidebar, select “Linear” and at the bottom, check off “Display Equation on

chart” as well as Display R-Squared value on chart”

7. Close the Format Trendline sidebar, and move the equation and R-squared value to the side so that

it is visible. Tip: You can use an empty cell to have Excel calculate the square-root of your R-squared value bu selecting an empty cell in your sheet and using the =sqrt() function.

a. Type your R-squared value into the parenthesis and hit enter.
